  1. Properly maintain pipes to prevent risk. A small drip or leak from a broken pipe or poorly maintained appliances can quickly become a catastrophe, damage your home as well the precious belongings inside such as furniture, antiques, heirlooms and art.
  2. Regularly check your appliances & sinks. Do an annual check- up and maintenance on your appliances. Bathrooms, kitchens, laundry rooms and basements are most prone to water leaks, drips & floods. Check the pipes under kitchen sinks , make the caulk around the sink is still holding. If pipes are slow draining, you may have a partially clogged drain which could later become a problem.
  3. Check your Refrigerator Ice Maker. Regularly check ice makers for properly connected lines, as they can burst and flood the kitchen or the entire home. Slow leaking Ice Maker supply lines can cause damage hidden behind the refrigerator, if left neglected this can turn to visible microbial growth on the wall or hidden damage inside the wall cavity.
  4. Regularly Inspect your Washing Machine. Inspect hoses for wetness around the hose ends, signs of bulging, cracking or fraying. Replace the hose if a problem is found or every 3-5 years as a part of proactive maintenance.
  5. Inspect Water Heaters. Wet spots on the floor or a rusted tank may signal a problem.
  6. Make sure your Water Shut Off Valve is operational. Make sure you know the location of your Water Shut off Valve and check it frequently.
  7. You are entitled to select your own contractor. Should damage occur you are not required to obtain the insurance company's consent to hire a contractor of your choice.
  8. If there is insurance coverage for the loss you are usually entitled to be compensated for the cost of emergency service to dry and/or safeguard your property from further damage (up to the amount of the policy limit). You have an obligation under the terms of your policy to commence emergency services (mitigate damage). The insurance company may not be liable should you fail to do so.
  9. You are not required to accept the "lowest bid". The words "cheapest", "low" or "lowest" are not part of your insurance policy. Rates correspond to prevailing standards in your location for work of good "quality" by contractors who are considered in the community as qualified, competent and professional.
  10. You are entitled to select a firm who can demonstrate skill & experience in insurance damage repair as a full time professional service. Ask for references, credentials and association memberships that indicate professional, training and status in insurance related work as contrasted with ordinary home improvement work.
